What do I get when I buy? Warranty Deed, and Insurance?
You'll receive a Real Estate Purchase Contract prepared by our attorneys just like any other real estate transaction. Once completed, a Special Warranty Deed will be sent to you which provides free and clear title, and title insurance. A warranty deed is a type of deed where the grantor/seller guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee/buyer. Furthermore, title insurance protects your title, your ownership rights, from claims against it.
When do you have new properties for sale?
Every day at 12:00pm, MST Uncle Sam lists a new batch of quality properties.
What happens after I buy?
After a purchase has been finalized, an Uncle Sam's Land representative will contact you and provide any and all further information which you will need to make your experience a prudent, successful and enjoyable one.
Can I buy more than one property?
Of course you can. As a matter of fact, a strong portion of our clients have bought multiple properties at a time due to the quality product and superb pricing.

Are these properties real?

We are constantly asked "How can you offer properties for cheap?" Take note: Uncle Sam's Land only offers property which is free and clear of any liens, encumbrances, and back taxes. For the same reason you can purchase products cheaper at Costco than any place else, Uncle Sam’s Land purchases in bulk, directly from banks, and the government. Our inventory is updated on a daily basis with phenomenal opportunities for investors that we have researched, inspected, and purchased. Thousands of foreclosed properties are being sold every day, and as the saying goes, it's good to be at the right place at the right time. We are. And since you're reading this, so are you!

What happens after I buy?

Once a transaction takes place, we create a special warranty deed or quit claim deed (depending on it being a home verses a lot) and send it to the respective county in which the property is located. Once the county records the paperwork (2-4 weeks), you receive the hard copy of the documentation proving you own the property.  Simple as that.

What is the daily schedule for selling properties?

Every day at 12:00pm noon (MST), Uncle Sam's Land will list a new selection of foreclosed homes and properties available for sale that day. This batch of real estate remains available until 11:59am the following day, (so 24 hours total) or until every property has sold - whichever comes first.

The property which I wanted sold before I could buy it. Can I still get it somehow?

Nope. Once a property is gone, it's gone. You've got to be quick on the draw on this website!

That's entirely up to you. You can hold on to it, attempt to re-sell it for profit, or move there. This opportunity is once in a lifetime, so make the most of it!

Can you help me sell a property I bought from you?

Uncle Sam's Land is in the business of locating and selling homes and land to you for pennies on the dollar. What you do with it once you buy it is completely up to you, but here is a little food for thought. It's a buyer’s market. If you can buy low and sell low, you win.  If you can buy low and rent out for cash flow, you win.
